They are wrong.
This isn’t a gold rush; it’s a capital trap. The "prospectors" currently bidding up the price of desolate tracts of land in Northern Virginia and Ohio are operating on a fundamental misunderstanding of how compute efficiency and energy physics actually work. They are building monuments to the past while the future is moving in a different direction.
The Myth of the Infinite Megawatt
The lazy consensus suggests that AI demand is a linear upward curve that will eventually swallow 20% of the global power supply. Analysts point to the massive cluster requirements for training Large Language Models (LLMs) and conclude that we need a Marshall Plan for the electrical grid.
I’ve sat in rooms where developers are giddy about securing a 500-megawatt interconnection agreement for a site that won't be ready until 2028. They think they’ve secured a moat. In reality, they’ve bought a liability.
What the prospectors miss is the Jevons Paradox. The Latency Trap
The competitor's article waxes poetic about the "remote hunt" for land. They suggest that because AI training isn't as latency-sensitive as high-frequency trading, we can build these centers anywhere there is a plug.
This is a half-truth that will lead to catastrophic investment decisions.
While training can happen in the middle of nowhere, inference—the part of AI that actually makes money—cannot. Inference must happen near the user. If the industry shifts from the "training bubble" to the "inference reality," all those massive rural data centers become "dark fiber" graveyards.
We are seeing a massive oversupply of "training-ready" land and a massive undersupply of "inference-ready" urban infrastructure. The prospectors are building long-term assets for a short-term phase of the market.
The "Stranded Asset" Risk No One Mentions
Let’s talk about the downside I promised to admit. If you follow my contrarian path and focus on high-density, distributed, BTM-powered sites, you face a massive regulatory and capital hurdle today.
Permitting a micro-nuclear site or a high-density urban immersion center is ten times harder than building a shed in a field. It’s easier to follow the herd. It’s easier to get a bank to loan you money for a "traditional" data center because they have a checklist for it.
But being "easy" is how you end up with a stranded asset.
In five years, when the "AI land rush" cooling-off period hits, the market will be flooded with generic data center shells that are too inefficient to run profitably and too far from the edge to serve inference. They will be the "zombie malls" of the 2030s.

Stop looking for land. Start looking for energy sovereignty.

- Prioritize Brownfields over Greenfields: Stop trying to "prospect" in the wilderness. The future of AI is in retrofitted industrial sites with existing heavy-duty "sink" capabilities—think old steel mills or paper plants that already have the water rights and high-voltage entry points.
The prospectors are currently high on the fumes of a speculative bubble. They think they are the new oil barons. But in the world of compute, the resource isn't land. It isn't even power.
The resource is efficiency.
Every watt you save through better architecture is a watt you don't have to beg the utility for. Every square foot you save through density is a square foot you don't have to overpay for.
The land rush is a distraction. The real war is being fought in the heat exchanger and the transformer.
Build deep, not wide. Or don't build at all.
